What “tenant improvement” actually covers

A commercial TI is everything that turns a vacant or vanilla-box space into a functioning business location for a specific tenant. Typical Cooper CD scope includes:

  • Demolition and selective interior removal
  • New interior partition walls, glazing systems, and door packages
  • Ceiling grid, lighting, and electrical reconfiguration
  • HVAC modifications, supplemental cooling, and zone re-balancing
  • Plumbing rough-in and finish for breakrooms, restrooms, and exam/treatment rooms
  • Finishes — flooring, paint, millwork, signage, and specialty wall treatments
  • Low-voltage coordination — data, security, AV, and access control
  • ADA compliance and Florida Building Code accessibility upgrades
  • Final inspections, certificate of occupancy, and tenant punch list close-out

Our TI clients fall into three groups:

  1. Property managers and owner-reps managing multi-tenant office, medical, and mixed-use portfolios. We carry their projects from lease execution to CO without surprises and document everything in Procore so the leasing team has live visibility.
  2. Tenant-reps and tenants signing direct leases. We engage early — often during lease negotiation — to model improvement costs, identify landlord-versus-tenant work, and surface hidden conditions before the lease is signed.
  3. Architects and interior designers who need a constructible-budget partner during DD and CD. We provide preliminary budgeting, value-engineering options, and constructibility feedback so the design lands on the right side of the TI allowance.

How a Cooper CD tenant improvement runs

  1. Discovery call (free). 30 minutes. We learn the space, the tenant, the lease economics, and the critical dates.
  2. Pre-construction & preliminary budget. Within 7–10 business days we deliver a CSI-format conceptual budget, a draft schedule, and a list of long-lead items. No cost, no obligation.
  3. Design coordination. We work with your architect (or recommend one) through DD and CD, providing constructibility, value-engineering, and bid-package input.
  4. Bidding and contract. We competitively bid every trade. You see every sub bid. We recommend, you choose.
  5. Permitting. We pull every permit and manage every inspection — Wellington, West Palm, Boca, Delray, Boynton, Coral Springs, and the rest. We know each AHJ’s plan-review quirks.
  6. Construction. Documented daily in Procore. Live photos, daily logs, RFI tracking, and weekly OAC meetings.
  7. Close-out and CO. Final inspections, punch, as-builts, attic stock, warranty package, and CO turnover.
